Bali’s tourism trajectory has entered a new phase in 2025. With international arrivals up 10.5% year-on-year through April and domestic travel showing steady momentum, the island’s visitor economy is undeniably strong. Ngurah Rai International Airport recorded a 12% increase in traffic in Q1, and April alone saw a 25% month-on-month spike in foreign arrivals.

Yet behind the headline numbers lies a more nuanced picture — one that reveals not all segments of the market are performing equally.

Rising Numbers, Diverging Returns

Between January and March, Bali welcomed 1.45 million international and 2.19 million domestic visitors. And while these numbers represent a healthy rebound, several operators report that increased footfall hasn’t always translated into stronger revenue. This divergence points to a clear shift: performance is now defined by product quality, positioning, and value capture — not just volume.

Revenue Is Shifting to Integrated Offerings

In 2025, Bali’s tourism revenue remains robust, supported by rising visitor numbers and higher in-destination spending. A substantial share is driven by hospitality, from room nights and dining to spa and events. Properties with integrated offerings are now capturing a disproportionate share of the revenue, compared to standalone accommodation units.

Case Study: Secana Beachtown

Delivered and operational, Secana Beachtown in Canggu is already achieving 70% occupancy across its resort component. With integrated hospitality at its core — including a grocer and all-day dining, SAYA Club (a full-scale gym with recovery facilities), Secana Rooftop (a rooftop pool club), and more — the project is generating ongoing revenue while offering investors both lifestyle value and returns.

Performance Is Segmenting

Recent data shows strong momentum in the upscale hotel segment, where occupancy has reached up to 80% and RevPAR is growing by 10–15% year-on-year. Meanwhile, Midscale is driving gains across RevPAR, ADR, and occupancy, while upper midscale is broadly flat.

The difference isn’t just price point. It’s operational structure, guest experience, and the ability to attract demand through ancillary offerings beyond the room itself.

Coming Soon: SOMOSHOTELS Uluwatu

Slated to open in Uluwatu, SOMOSHOTELS is a 250-room lifestyle hotel with integrated hospitality, including multiple F&B venues, a pool club, wellness facilities, and expansive commercial spaces. Positioned on Uluwatu’s main thoroughfare — a location with high walk-in potential — it’s designed to meet the growing demand for experience-led stays and branded investment assets.

Oversupply Risks — and Where They Lie

Development is outpacing demand in some zones, particularly among unbranded, unmanaged rental units. Without professional operation or integrated services, these assets are more vulnerable to occupancy drops and nightly rate volatility. A clear market split is emerging — with integrated, professionally managed developments pulling ahead in both performance and long-term resilience.

Emerging Submarkets & Strategic Focus

Premium areas such as Berawa and Canggu continue to show stable demand, underpinned by strong lifestyle appeal. Uluwatu and Bingin are attracting brand-led developments and investor attention, while emerging areas like Tanjung Benoa and Tabanan show promise if infrastructure continues to improve.

Across all locations, the question is no longer just “where” — but “what” and “how.” What type of asset? How is it operated? And how does it fit into the evolving patterns of travel and hospitality demand?
