Building Lasting Quality: An Interview with Pak Gema Wirya Iswara
We sat down with Pak Gema, Project Manager for Kiara Ocean Place located in Batu Belig.
The serviced apartment complex brings 62 exclusive apartments steps away from the Batu Belig beach, strategically positioned at the cross between Bali’s most popular area, Berawa, and Bali’s boutique shopping district Seminyak.
“I started working at Mirah in 2017, and I’ve now been with the company for 7 years,” Pak Gema shared.
“I was initially drawn to Mirah because I saw the company’s great potential to contribute to Bali’s tourism growth. As a Balinese, I see a lot of benefits that can be realized, especially in driving the economy and developing tourism in Bali.”
Kiara Ocean Place is being developed in partnership with TATA, renowned contractors behind prestigious projects such as The Ritz-Carlton Bali, Garuda Wisnu Kencana Cultural Park, and Samasta Mövenpick Hotel & Resort.
On this collaboration, Pak Gema said: “It is exciting to collaborate with major contractors like Tata Mulia and utilize a Tower Crane in the Tibubeneng area, enabling us to uphold high international standards while working efficiently… We strive to maintain a balance between efficient construction and ensuring comfort in the surrounding environment.”
Kiara Ocean Place is one of several projects Mirah has developed with TATA as our construction partners. Others include:
- Kiara Beachfront, a serviced apartment complex offering 94 prestigious apartments located directly on the stunning Nusa Dua’s beachfront.
- Amali Luxury Residence, the first cliff-front residence of its kind in Bali, overlooking Bingin and Impossibles beaches.

These large-scale projects take years of planning to bring to life, requiring meticulous site planning and comprehensive market feasibility studies. The rise of a more discerning, luxury-focused tourist demographic has heightened demand for superior construction and finishing standards. Executing to these standards requires seamless collaboration among architects, designers, project managers, contractors, and suppliers.
As Pak Gema explains, “Good communication and project administration are essential in coordinating teams… We also hold weekly meetings with contractors, architects, and the design team to discuss progress, any potential issues, and to ensure that every aspect of the project runs according to plan.”
“For me, the key principle in building high-quality projects is detailed and strategic planning,” Pak Gema added. “The more complex the project, the more crucial it is to ensure that every aspect—from architecture and structure to MEP—is meticulously planned by certified consultants. With solid planning, we can ensure maximum quality at every stage of construction.”

“To ensure compliance with local regulations, we conduct a thorough review of the design before starting the project,” said Pak Gema. “Once the final design is approved according to regulations, we calculate the necessary budget and begin the construction process.”

As Project Manager, Pak Gema prioritizes the “triple constraint” of construction:
“I ensure that the project quality aligns with the plan (scope), the budget remains controlled (cost), and the timeline is met (time). By balancing these three aspects, we can complete the project on time and within budget.”
Scheduled for completion in February 2025, Kiara Ocean Place will feature turnkey apartments designed by award-winning head designer Alexia Dubus. Each unit will include international-brand fittings, appliances, and bespoke furnishings.
